What this site is, what it is not, and the limits on relying on it.

What this site is
asktheninja.com is the website of Chad Degenhardt, a licensed mortgage associate in Alberta operating under Dominion Lending Centres, Maximal Mortgages. Each Office Independently Owned & Operated.
Everything published here is general information about mortgage financing in Alberta. It is written carefully and kept current, but it is not personal advice, and it cannot be, because advice depends on your income, your credit, your property and your plans. Nothing on this site creates a broker-client relationship. That begins when you and Chad agree to work together.
Nothing here is an offer
No page on this site is an offer of credit, an approval, or a rate guarantee. Any rate figures shown are illustrative samples for comparison, are not quotes, and change without notice. Rates vary by province, by lender and by the specifics of a file. Posted rates may be high-ratio or quick-close products that differ from conventional rates. All lending is subject to lender approval and to the conditions each lender applies. O.A.C. E.&O.E.
The calculators
The payment, affordability and penalty tools are estimates only, not approvals and not rate offers. They run standard Canadian mortgage arithmetic, including semi-annual compounding on fixed rates, but they cannot see your file. Real figures depend on lender-specific rules, on your documents, and on the property.
Penalty estimates in particular should be treated as a rough range only. Every lender calculates an interest rate differential differently, and some use posted rates rather than your contract rate, which can multiply the charge. Always get the exact figure from your lender in writing before acting on it.
Accuracy and changes
Mortgage rules change, sometimes at short notice. Down payment thresholds, stress test requirements, insurer criteria and lender programs are all subject to change, and a page that was accurate when written may not be tomorrow. If a detail matters to a decision you are about to make, confirm it rather than relying on a page.
Links to other sites
This site links to the Dominion Lending Centres application portal and, in places, to lender and government resources. Those sites are operated by others under their own terms and privacy policies. Linking to them is not an endorsement of everything they contain.
Third-party names
Lender names appear on this site solely to describe the panel Chad can approach on a client's behalf. They are the property of their respective owners, and their use here does not imply any partnership, sponsorship or endorsement. The Dominion Lending Centres name is used as brokerage attribution.
Limitation of liability
This site is provided as is. To the extent permitted by law, no liability is accepted for loss arising from reliance on general information published here. The remedy for anything that matters is straightforward: speak to Chad, or to another licensed professional, before you act.
Complaints and regulation
Mortgage brokerage in Alberta is regulated by the Real Estate Council of Alberta. You are entitled to ask for an associate's licence details at any time. If something has gone wrong, raise it directly first, on 780-243-5124 or at chad.d@asktheninja.com.
Governing law
These terms are governed by the laws of the Province of Alberta and the federal laws of Canada that apply there.
